The buyer has a legal right to rely upon this report in order to determine whether there are any defects in the house. A false statement is a violation of the consumer act and may result in double damages and the award of attorney fees to the injured party.
Probably the most common problem buyers discover are leaky basements. They can be very serious and may lead to mold problems. A leaky basement may be expensive to fix. A basement may settle over time and cracks can form in the foundation. Outside pressure may cause walls to bow and crack. Moisture may invade the basement through these cracks, or even come up through the floor.
Fixing these problems is not always simple. A first "quick cure" is to check the downspouts and the outside grade of the landscaping of the home. Extending downspouts is always a prudent idea. All water form the roof and yard should be directed well away from the house. It may be necessary to install drain tiles in the basement. Drain tile is a perforated tubing that is installed beneath the floor in your basement. It requires jack hammering up the cement, laying the pipes, and then re-cementing the floor. Cracks in walls may require digging down to the footings and putting patches over the cracks. Some cracks are repaired with injections into the cracks.
